History

The Near West Side region was easily accessible from the Lake Street business center between the 1840s and the early 1860s. The wealthy residents of Union Park intended to create the West Side, an elite retreat from the everyday bustle of the expanding metropolis because it was conveniently located near the business center.

A modest middle class had gradually replaced the affluent households around Union Park by the 1870s. In the 1830s, the first African American colony in Chicago appeared along Lake and Kinzie streets. Irish immigrants settled in wooden cottages west of the river in about 1837. Germans, Czechs, and Bohemians, as well as French immigrants, quickly followed the Irish. Following the 1871 fire, nearly 200,000 people sought safety on the Near West Side, resulting in overcrowding. Jews from Russia and Poland and Italians began to replace the Irish and Germans at the end of the century, with the Italians living between Polk and Taylor Streets and the Jews settling southward to 16th Street.

In the 1870s and 1880s, wholesale traders and manufacturers were concentrated in the north along an east-west axis. The region, lined with three and four-story buildings, many of which held many businesses, created a dense center of job prospects.

Jane Addams and Ellen Gates Starr founded Hull House in the midst of this quickly changing neighborhood in 1889, one of the few institutions inclined to combine an Americanization program with a celebration of the community’s cultural diversity. African Americans were less accepted and were instead restricted to institutions that solely served black people.

Various ethnic groups’ efforts to restore cultural worlds left behind in Europe constructed institutions on the Near West Side. The development and relocation of religious and educational institutes reflected ethnic tensions over urban space. These violent tensions, combined with economic mobility, resulted in a continuous process of neighborhood succession, with older groups being supplanted by newcomers. Those who fled sold their institutions to those who remained or to newcomers. The Chicago Hebrew Institute, for example, was founded on the grounds of Sacred Heart Academy.

During the 1940s and 1950s, the African American community on the West Side increased dramatically, but housing options remained primarily limited to ghettoes on the South and West Sides. The conflict between the two districts became an important part of African American neighborhood culture.

The Near West Side underwent significant changes in the second part of the twentieth century. A large chunk of “Greek town” was obliterated by the Chicago Circle freeway junction. The Hull House complex and the old Italian neighborhood were demolished during the development of the University of Illinois at Chicago (UIC). Neither urban renewal nor the development of public housing, both of which began before 1950 and lasted into the 1960s, were able to alleviate the poverty that had resulted from the West Side’s eroding economic base.

Academic expansion near the close of the twentieth century changed the Near West Side once more, nearly demolishing the old Maxwell Street Market and adhering to gentrification trends set by other areas around the Loop. With the rise in real-estate values near UIC and the development of the new United Center, areas of the Near West Side became more appealing to middle- and upper-middle-class Chicagoans looking to live close to the city.

Anyone familiar with Chicago will know that the suburbs can differ wildly – demographics, prices, and atmosphere can change in a matter of streets. We did some research to find out not only what are the most diverse suburbs in Chicago, but which have the best amenities for local residents, including schools, housing, and safety.

We gathered opinions from Reddit and searched through the niche.com list of the most diverse suburbs in Chicago, which is based on multiple public data sources, including the Department of Education, U.S. Census, and FBI

Without further ado let’s look at the nine most diverse suburbs in Chicago with the best schools, safety, and amenities.

9. Berkeley

Median Home Value: $246,700

Median Rent: $943

Berkeley is a small suburb in Cook County that’s perfect for anyone looking for a quiet, peaceful yet open-minded village. There are only 5,116 residents but there are an almost equal demographic split between its Hispanic, Black and white locals. As a small but mixed town, there’s a friendly, neighboring atmosphere, and Berkeley is rated the 6th most diverse Chicago suburb on niche.com.

Although there isn’t too much going on in sleepy Berkeley itself, the village is right next to Elmhurst, where you’ll find an award-winning downtown. Thanks to the metra station in Berkeley, you can also be at the Chicago loop in 35 minutes.

It has to be said that Berkeley may not have the best amenities for families, with an average rating for public schools and housing. Although York High is listed as an option on niche.com, the boundaries of the school service area end at Berkeley. There are always two sides of the same coin; with less competitive schools, house prices and rent in Berkeley are more than favorable, earning this village a place on our list of the most affordable and safe Chicago Suburbs too.

8. Homewood

Homewood, Illinois

Median Home Value: $211,000
Median Rent: $1,156

Homewood is diverse in all meanings of the word. There is a mix of demographics including age, education levels, and ethnicity. As such, the community has a far-reaching range of interests, which are well catered for by the local amenities.

Homewood is home to an ice rink, fitness centers, climbing walls, shopping centers, prairie trails, and children’s activity programs. There is a charming downtown with lots of shops, coffee places, and restaurants to choose from. If you’re the type to get bored, you’ll not only benefit from Homewood’s amenities, but you can also be at the Chicago loop in 35 minutes.

Although Homewood has plenty to offer, it still retains a peaceful small-town feel. Combined with its diverse community, it can be taken as a shining example of what suburban living in Chicago could be. This is perhaps why so many families choose Homewood as an affordable, friendly, and diverse neighborhood to settle down in. The schooling options are highly rated and although Homewood does back onto a less safe neighborhood, Harvey, residents say they feel safe in their tight-knit community.

7. Flossmoor

Flossmoor, Illinois

Median Home Value: $279,900
Median Rent: $1,156

Flossmoor is Homewood’s smaller and safer sister town. They sit side by side and share some amenities, like the A-rated Homewood-Flossmoor High School and the Ice Rink. Flossmoor earns its own ranking, as it is comparatively safer, has high-quality amenities across the board, and neighbors onto the Forest Preserves of Cook County.

Flossmoor has a cozy population of 9,472 with space to breathe, offering a sparse suburban feel. You can find many unusual, historical, and characterful homes for sale in Flossmoor, alongside more affordable single-family homes, condos, and apartments.

6. Oak Park

Oak Park Illinois

Median Home Value: $385,000

Median Rent: $1,475

Oak Park is a large suburb in Cook County and boasts a reasonably mixed population of 52, 233. Although Oak Park has a predominantly white population, locals rate it as being diverse and residents lean on the liberal side.

The short commuting distance to Chicago makes Oak Park popular with young professionals. Its enviable proximity to downtown means some home buyers will find this suburb a little expensive, with median house prices being somewhat higher than the average across Chicago. Still, many say this suburb is worth the price — Oak Park has excellent public schools, a brick-paved downtown packed with vibrant outlets, and is a mere 15-minute drive from the Chicago Loop. The only downside to consider is the risk of flooding that affects a handful of properties in the area, along with somewhat older housing stock.

5. Aurora

Aurora, Illinois

Median Home Value: $240,400

Median Rent: $1,228

Aurora is the most populous location on our list of diverse Chicago suburbs and, like Evanston, is technically not a suburb – but it was too good to miss from the list.

This small city of 199, 927 sits snugly on the banks of the Fox River, where the historic buildings and bridges are a sight to behold.

Vibrant Aurora is known for being one of the tastiest places to live on the outskirts of Chicago, with a generous selection of humble but memorable eateries lining up along the river. Many families and young professionals move out to this liberal-leaning and diverse city and more than 60% of the residents are under 44 years old. Aurora has above-average schooling options and you’ll find plenty of acceptable establishments to choose from.

Aurora is on the western fringes of the Chicagoland metropolis – drive much further west and you’ll be in rural Illinois. Aurora is notably surrounded by industry, making it a good option for blue-collar workers. In general, the city is an ideal hometown if you can work locally but it’s getting a little far out from Chicago to commute every day (53 minutes by car). However, the further-out location pays dividends in more affordable house and rental prices.

4. Bolingbrook

Bolingbrook, Illinois

Median Home Value: $285,600

Median Rent: $1,386

Bolingbrook is the third most diverse suburb in Chicago according to niche.com and the welcomed absence of unofficial neighborhood segregation within the suburb means local residents enjoy the door-to-door diversity. It was also voted the second-best place to live in Will County, no doubt partly owing to its close proximity to popular attractions like Naperville, Chicago, Saganashkee Slough Woods and Waterfall Glenn.

Bolingbrook is a large town with a population of 74, 431. The area has seen significant development over the years and has a mall, state-of-the-art medical center, large public library, major highways, and public transportation. The safety ratings are average but the schooling options are A-rated and, overall, Bolingbrook is a good place to raise a family.

While residents are not served by the metra here, Pace park-n-ride buses to shuttle commuters back and forth between Chicago within 35 minutes. The Promenade Bolingbrook keeps the local area bustling with traders and customers alike. The main street has a scattering of popular restaurants, which includes one of Chicago’s all-time favorite chains, Portillo’s hotdogs.

3. Glendale Heights

Glendale Heights, Illlinois

Median Home Value: $225,000

Median Rent: $1,272

Glendale Heights proudly describes itself as a ‘proud and progressive village for all people’. The community demographics and scorecard certainly reflect those sentiments, putting Glendale Heights in our top three best diverse suburbs to live in Chicago. The demographics are evenly split between Asian, Hispanic, and white locals.

The suburb has a population of 34,079, who sit snugly together to form a town with a dense suburban feel. Glendale Heights is close by to the popular Glen Elynn, which has one of the best downtowns in the Chicago suburbs. But make no mistake, Glendale Heights lives in nobody’s shadow – this mellow suburb is respected for its great amenities across the board including highly-rated schools, good housing and safety. While rent can get a little on the expensive side, Glendale Heights has a mix of apartments and single-family homes to buy and offers plenty of affordable options for families and young professionals.

2. Skokie

Skokie, Illinois

Median Home Value: $345,000

Median Rent: $1,371

If you ask Chicagoans which is the nicest diverse suburb, you’ll likely hear about Skokie. Many Evanston ex-pats relocate here for the comparatively cheaper house prices and suburban settle-down vibe. Skokie is liberal, welcomes people from all walks of life, and is well-known for its large Asian contingent, earning it a second place on our list of best diverse Chicago suburbs.

This town is self-dubbed ‘the world’s largest village’ and, as you can expect from that title, is packed with things to do. Not only does Skokie benefit from being a stone’s throw from its big brother Evanston, but it has its own collection of museums, coffee shops, parks, bars, restaurants, shopping centers, and movie theaters.

Skokie is a fantastic Chicago suburb for families, young professionals, and retirees alike who are looking to settle down in a vibrant and cultured community. The schools are excellent, the parks are beautiful and the town comes with a guarantee that you’ll never be bored.

1. Evanston

Evanston, Illinois

Median Home Value: $337,400

Median Rent: $1,376

You could say that Evanston is less of a suburb and more of a college town, but since it’s rated number one place to live in Cook County (by niche.com), we think it deserves a place on our countdown of the best diverse suburbs in Chicago. In fact, it tops our list.

With a population of 74, 587 and being home to Northwestern University, Evanston has an urban feel. Northwestern keeps fresh faces flowing through the town and there are signs of college life on every corner. All kinds of shops, bars, cultural establishments, and locally-owned businesses have flocked to the area to set up shop, offering Evanston residents all the spices of life.

The town is snuggled up against the beaches of Lake Michigan and offers spectacular views of the Chicago skyline. The streets are lined with trees and if you take a stroll in the summer, you’ll be smelling barbecues in backyards and chatting to friendly neighbors on their porches. Though Evanston has an average rating for crime, the vast majority is non-violent and residents say they feel safe here.

As a large area, Evanston has a spread of different schools, some of which have better test scores than others – but there are plenty of inspiring A-rated establishments in the mix. The only real drawback to Evanston is price, with single-family homes being approximately $60,000 more than the median Chicago home value. But if you can afford it, it may well be worth the price with everything Evanston has to offer.

Chicago suburbs have lots of things to look for and to see. It’s always nice to be able to touch grass and to enjoy cozy local festivities in a calm neighborhood. However, at one point, you will crave some hot wings to get you through your day.

We’ve selected some of the best wing restaurants that you may be able to find in the suburbs of Chicagoland, IL.

4. Chicken Lit Tenders & Wings

Location

931 E Ogden Avenue Suite 103, Naperville, IL 60563

About the Business

Chicken Lit is a new spot in the community, but it had already made a buzz. The staff here is extremely friendly and provides some of the juiciest chicken around. They’ve learned a number of different approaches and techniques for preparing chicken wings. Every dish is also made with high-quality ingredients and creative spice combinations to delight your taste buds.

Review

I have a few complaints about this place. The wings here are great, and the chicken is very tender. The sauces are perfectly on and the combination of flavors is excellent. Large wings, juicy, tender, crispy outside, topped with a wonderful range of sauce options. Mmmmmm!

These are some of the meals they offer:

  • Whole or Split Wings
  • Flat and Drum Pieces
  • Fish Burgers
  • Chicken Wraps, Burgers and Egg Rolls
  • House Fries
  • Popcorn Chicken
  • Onion Rings
  • Mozzarella
  • Calamari
  • Fried Jumbo Shrimp and Oysters

Their specialty seems to be the tenders, though I may have to try those some other time.

3. Gators Wing Shack (Palatine)

Location

1719 N Rand Rd, Palatine, IL 60074

About the Business

Award-winning grill and pizzeria (as well as sports bar), famous for its Garlic Buffalo and Garlic Buffalo Wings offerings. Opened in 2001. The original Gators Wing Shack was located in Wheeling (inaugurated in 1996).

Review

This place is famous for its wings (with 16- 1st Place Awards from the Chicago Wing Fest) and rightfully so. Its Garlic Buffalo wings are memorable, and for those with a spice fetish, the Jalapeño BBQ Wings are probably the best blend of sweet and spice you could ever taste. Also, for those with egg allergies, the wings are just lightly dusted with flour, so they can munch away without any worries.

Another thing they do superbly is the cheese curds. The pizzas are decent, but the wings are clearly their forte.

Be mindful that the prices are not exactly cheap, but, for the most part, you pay for what you receive.

Here is a shortlist of what you can find in their menu:

  • Garlic Buffalo
  • Garlic Buffalo Wings
  • Half-pound Boneless Wings
  • BBQ Wings
  • Italian Beef
  • Gators Buffalo Cheese Pizza
  • Buffalo Shrimp
  • Jalapeño Buffalo Fries
  • Fried Chicken Breast Salad
  • Gator Burger

Be sure to check out the drinks menu. They offer a decent assortment of beers and wines. Also, don’t forget to try out Eli’s Original Cheesecake!

2. Schwings (Stone Park)

Location

1743 N Mannheim Rd, Stone Park, IL 60165

About the Business

Specializes in seafood and chicken wings alike. They claim the food is never frozen before being prepared and the shrimp is wild-caught from the Gulf.

Review

This is a place that excels in both chicken and shrimp (a rare occurrence). The whole meal screams homemade, meaning you won’t get two equal meals. The sauce selection is also highly varied, well-made, and goes perfectly in tandem with the breading. Can’t miss that garlic parmesan!

The shrimp is a treat in its own right, especially the shrimp popcorn, though I just ate a small portion.

The beverage selection is not as varied but you still get the typical fountain for refills, which is nice.

Regarding the restaurant, It’s a very comfy and nice place. The attention was friendly and polite, just what you would’ve expected from a small-town restaurant.

Overall, a great option to eat wings in Stone Park!q

These are some of the menu’s highlights:

  • Fried Shrimp
  • Jumbo Shrimp
  • Chicken Wings
  • Homemade Banana Cake
  • Frog Legs
  • Fried Clam Strips
  • Pizza Puffs
  • Catfish Filets
  • Fried Oysters
  • Scallops

I would personally go for their BBQ sauce to accompany my wings. Have not tried Mango Habanero but, apparently, it has mixed reviews.

1. Buffalo Joe’s (Evanston)

Location

812 Clark St, Evanston, IL 60201

About the Business

Buffalo Joe’s specializes in buffalo wings and burgers. There are currently two restaurants, one in Evanston and one in Howard Street, at the edge of Rogers Park.

Review

Buffalo Joe’s has become a landmark for the Evanston community, and it’s easy to see why. As you enter, you will notice a relatively austere ambiance. It looks like your regular mom-and-pop restaurant that has endured thanks to the support they’ve received over the years from the neighbors.

Their food offering is good, but the buffalo wings are definitely the stars of the show! The cheddar chips are no slouch by any means, though, especially the mouthwatering spicy variant covered with hot jalapeños. The sauces are mild and tasty, with a delicious cheesy aftertaste, meaning your tastebuds won’t get overwhelmed. Of course, if you order the “suicide”, prepare for a spice attack!

The menu includes:

  • Cheddar Chips
  • Buffalo Chips
  • Single Order (mild, spicy, suicide or BBQ)
  • Smokehouse Burger
  • Italian Beef
  • Buffalo Chicken
  • Char Dog
  • Buffalo Chicken Salad
  • Sour Cream & Bacon Crumbles
  • Mexican Potato

Finally, please try the Oatmeal Chocolate Chip Cookie (their staple dessert). It’s gooey!

Conclusion

The Chicago suburbs are filled with some great food offerings that may very well compete with those of the most thriving metropolitan areas around the US. We’ve just disclosed some of the highest-rated independent food providers in Chicagoland (save for Chicago itself) and we hope this guide serves to walk you through your culinary journey across Chicago’s quieter neighborhoods.

Growing up, I never thought I would become a realtor. The truth is, I never even thought it was even a job. Real estate wasn’t my first passion, and it’s not even something I initially loved.

Most people picture real estate agents as ultimate successes, a dream job where you make millions of dollars, drive exotic cars, and show multi-million dollar homes.

For those on the inside, you know it is far from it. It is a highly competitive business with tons of stress and heartache.

So why did I decide to make a career change into real estate? In this video, I will go over what life events lead me to dedicate my life to real estate.

Buying My First Home

Soon after graduating high school, I went off to pursue my first passion, cars. I went to a trade school and completed an automotive technician training program. I quickly settled into a career in the automotive industry, repairing cars.

Growing up, I thought the goal was to get a job, a house, a car, and live happily ever after. In 2011, at the age of 26, I bought my first home with an FHA mortgage and 3% down. It is still the same home I live in today.

I remember how apprehensive I was when I was first looking for our first home. I didn’t know what I was looking at, who to talk to, the process, nothing. There was new vocabulary I had to become accustomed to and talking to attorneys. Not to mention I was making the most significant financial commitment of my life.

Buying A home to call your own is a huge transition in life, and it is intimidating to first-time home buyers. But for my wife and I, we feel the stress was well worth it. Holding the keys to your first home is hard to explain. Most remember it for the rest of their lives. I know my wife and I still talk about it to this day.

I remember the events leading up to the closing; we remember walking in the home the first time, the negotiation, the timeline, and the stressful closing. Going through the home buying process myself, taught me how to understand buyers better. Buying is stressful.

Our home purchase was my first experience with real estate transactions. I didn’t consider the real estate industry as a career, which came much later. Buying my first home introduced me to the real estate transaction process. The process of buying a home and becoming a homeowner served me well for the career change.

Investing For Our Future

Shortly after buying our first home, I also changed employers. I was in search of more opportunities and higher wages. I was lucky enough to quickly find another option soon where I had a chance to grow. I found it but with one caveat, no pension and no union.

After talking it over with my wife, I decided to take on the new job to create more significant opportunities. I decided to take on and learn about retirement saving since I was no longer would be dependent on a pension.

I read a few books about retirement saving strategies and investing. One book in particular that stood out was Rich Dad Poor Dad by Robert Kiyosaki. The author describes the differences in assets and liabilities and why your home was not an asset.

Your home is not an asset is still controversial today, but the idea drew me in, and I kept learning. Robert Kiyosaki explains how he earns passive income primarily from business and rental properties. This book was the single reason I decided to invest in real estate for retirement. Kiyosaki and others talk highly of real estate because of its flexibility and creative ways to generate income.

I felt the easiest, most secure way to invest for retirement would be to start investing in real estate. My wife and I saved three years to purchase a rental property; we took a leap of faith and bought our first multi-unit in 2014. It was an old home that needed a lot of work, but it was our first rental property. We learned a lot.

Real Estate once again showed up to fulfill our needs. Three years after marriage, real estate had sheltered us with our home and a rental property to secure retirement income.

Looking For Alternative Income

After purchasing our first rental, we had a lot of things to learn. We learned how to manage tenants, leases, repairs, etc. To make our first investment, I decided further to pursue real estate education and rental management education. I read online that the best way to learn about real estate investing was to be around other successful real estate investors.

There is a lot of GURU late-night real estate information and boot camp programs. I never attended any of those. They all just seemed like a pitch fest for more expensive programs. Instead, I looked online and found a non for profit real estate investor association in the Chicagoland area. The group meets once a month, and it was direct experience sharing and education.

I meet other real estate investors with years of experience and dozens of rentals. At first, our goal was to own only a few, but meeting other local investors opened my mind to the possibility of many more.

I originally joined the real estate investing association in learning how to manage one rental property.  I quickly found much more going on in those meetings than just business deals; it was about building relationships and learning from other investors.

I quickly learned how many of the real estate investors were making money and supplementing their income. Some investors were flipping real estate, others were buying and holding.

Being around that group opened up my mind to the possibilities and quickly made me desire more than just one rental property. I joined the board of directors at the real estate investing association and found ways to purchase more real estate.

Finding A Passion For Real Estate

I originally joined the real estate investing association to learn. I found out there were many ways to invest in real estate. Some real estate investors were flipping properties, note investing, and holding rental properties. Most Importantly, it was not a flat-out pitch fest. It was more about learning than about selling.

I spend hours trying my best to understand the business to increase the number of rentals I owned. I then found out about wholesaling and decided it would be a great way to purchase more real estate.

I went on YouTube, searches for how to find a good deal to sell quickly with no money down or maintenance costs. I also researched what other people were doing to do better – learn from their mistakes. My goal was to continue my full-time job and invest in rental real estate on the side.

I had some success with wholesaling and purchased a few properties. I learn on my own how to write a contract and buy a home without the help of a real estate agent. Looking back now, I was lucky enough not to make any significant mistakes.

This period of my real estate career was very beneficial in understanding the process of buying homes and estimating repair costs. A skill I would later further developed.

Building A Business

In 2018 I decided to become a licensed Illinois real estate broker. Friends and family would ask me to tag along on home showings to get my suggestion and opinions of homes they were viewing. After a few showing with multiple friends, I decided to get paid for it by representing them in the purchase or sale of their home. The five years I invested in real estate laid the foundation for my real estate agent career.

At the same time, I also decided to change my marketing plan from buying homes to helping to buy, sell, and invest in homes. Ryan and I are good friends that both belief in the power of real estate. It’s simple, forever in demand, and the foundation of generation wealth.

Becoming a real estate agent has also lead me to developed skills to market myself. I have learned a ton about business just from becoming real estate agents.

After experiencing the real estate market first hand by buying houses, it was pretty easy to see why I became so passionate about homes. What started as side biz and retirement saving now was pushing me to develop further.

Our goal is to help people better understand real estate. To learn how to buy it, how to sell it, and how to invest with it.

The more time I spend learning about real estate, the better my understanding of it has become. It’s not just a job or some passion project for me anymore. Instead, it’s what is now one of my biggest passions and careers.

Being A Service To Others

I wish I could tell you that I know everything and I am the most outstanding real estate agent the world has ever known. The truth is I am learning something new about real estate every single day. I’m fortunate because I have the opportunity to work with some of the most amazing people and help them invest their money.

Being a real estate agent is about being willing to serve others, not just your interests. It’s about helping others by giving advice or knowledge you already possess.

It’s About Giving Something Back

I am fully committed to real estate as a career. I am committed to learning everything that I can and staying current on all the latest trends, techniques, and strategies in this field.

I have always been passionate about home design and architecture, so working for myself has allowed me to experience some of the most impressive homes out there!

My goal is to provide the same high level of service I would want for myself. The world needs real estate agents more than ever before, and I am committed to being one of those people who helps play an active role in creating change where it’s needed most.

The only reason we strive to provide the videos and content on our blog is our Future. We believe that it’s essential to teach others about the power of real estate. We also believe now more than ever that homeownership is the cornerstone of the American dream.

Our Future

I’m not sure what comes next, so this is as far as I can go. What I’m sure of is real estate will be my new priority. We are still investing in real estate and plan to help others accomplish the dream of homeownership.

There is a new player in the industry, such as Zillow and Redfin. Some believe this is the beginning of the end for real estate agents. But I think it is a chance for agents to rethink the way they operate. We want to be the trusted source for your real estate needs. We want to share our experiences, our failures, and our victories.

No one knows what lies ahead for any of us. What we are sure of is our commitment to homeownership and each other and real estate. We hope you follow us along on our journey in the real estate industry.
